North Shore Terrace Condominium Owner Responsibilities

Parking

Each unit has a garage. Parking outside of the garages is designated for some units, especially where building proximity makes it impractical for parking a vehicle directly in front of the garage. Additional parking outside of the garages for units 66D, 66E, 66F, 66G, 76E, 76F and 76G consists of marked spaces located on the west end of the 76 building. Guest or visitor or contractor parking is located in the center of the complex next to the mailboxes. A unit owner may park immediately in front of his or her garage, with the exception of the units aforementioned in this paragraph, as long as such parking does not interfere with traffic flow within the project.

No trailers, boats, mobile homes, motor homes or other recreational vehicles may be parked or stored on the common area.

No vehicles that are not in good running condition shall be left on the common area at any time.

  • Fencing and Landscaping

    No landscaping features such as fencing, statuary, rockeries or other similar structures may be constructed higher than six feet above natural grade without the prior consent of the board of directors, and in now event shall any such proposed construction be contrary to the general landscaping of the Declarant.

    Signs

    No sign of any kind shall be displayed to public view by or from a unit or the common elements except for real estate signs not more than six square feet advertising a unit for sale or rent. Commercial signs or signs advertising any activity are prohibited from the common areas.

    Common Elements Care

    Each unit owner shall be responsible for maintaining his or her unit’s respective common elements free of rubbish, trash, garbage or any other similar waste product.

    Each unit owner shall be responsible for caring for and maintaining in particular that limited common element that runs alongside his or her unit’s garage in such a manner as to maintain visual consistency with the common area landscaping..

    Wood storage by a unit owner shall be confined to that owner’s limited common area yard and shall not exceed a height of six feet above natural grade. Wood shall be stored in such a manner as to protect against insect infestation of the common elements or units.

    Personal property shall not be stored on the limited common areas of any unit in such a way as to be visible from the common areas.

    Pets and Animals

    No animals, livestock, or poultry of any kind whatsoever shall be raised, bred, or kept by a unit owner except for dogs cats and other normal household pets, provided such household pets are not kept, bred, or maintained for commercial purposes. Such household pets shall be reasonably controlled by a given unit owner so as not to be a nuisance to other unit owners within the condominium project or a nuisance at large anywhere in the neighborhood of the condominium. All pet owners shall clean up after their pets in order to prevent the accumulation of pet waste anywhere in the project. In order to discourage strays, flies or other vermin, owners shall not place pet food outside in the common areas. Confine pet feeding to the interior of the units.

    Business Activities

    No commercial, professional, home occupation, trade or any other similar activity shall be carried on upon or within any given unit except for activities permitted by Newport City Zoning Ordinances, the nature of which are not visible from outside of any unit, nor that in any way impactthe surrounding units or the condominium project in terms of increased traffic, activity, or the like. No commercial vehicle otherwise used in any trade or business and so identified by signage thereon shall be parked overnight or continuously for any period of time upon the common elements.

    Fireplaces

    Owners of units with wood or gas fireplaces shall arrange for annual chimney cleaning and safety inspections at owners’ own cost.

    Wood Storage

    Wood storage by a unit owner shall be confined to that owner’s limited common area yard and shall not exceed a height of six feet above natural grade. Wood shall be stored in such a manner as to protect against insect infestation of the common elements or units.

    Satellite Dishes

    Satellite TV is increasingly popular, but there is a downside: a dish must be mounted to the outside of your home. Please remember that a satellite dish REQUIRES an North Shore Terrace HOA Board approval IN WRITING before you install it. Most approvals are granted easily, but for your protection and that of the Association and your neighbors, the plan must be reviewed.

    Satellite dishes may be mounted on the wood trim of roof gables or other appropriate areas; caulk should be used to seal the mounting holes. Dishes must NOT be installed on the roof, through the siding, or in any other manner that will compromise the water-tightness of the structure. Improperly installed dishes must be removed and all damage professionally repaired... at your expense!

    Trash and recycling containers

    Trash cans, recycling containers, and yard waste containers must be stored out of public view, except for the night before and day of pickup. Each unit owner shall be responsible for the weekly disposal of household trash either by contracting with the local sanitary service or by personally hauling trash off the project. Grease, oils, volatile fuels, or toxic or hazardous substances shall not be stored in the limited common areas or the common areas at any time. All occupants shall refrain from discarding refuse including cigarette butts, food, gum or candy wrappers and other debris in the common areas.

    Noise

    Noise levels inside units and in the common and limited common areas shall be kept to a level consistent with existing City of Newport noise ordinances. Noise includes sound from televisions, stereos, radios, pets and people.

    Rented Units

    Owners of rental units shall provide their tenants with a copy of the rules and regulations and enforce the compliance of their tenants with these rules and regulations.

    Homeowner's Insurance

    Unit owners shall provide the association with a certificate of insurance to document the coverage and to establish that the coverage is sufficient to protect their interests in their unit and the condominium association
